Feasibility Studies allow for multiple options to be explored regarding building brief and form including analysis on floor areas, town planning requirements, overlays and site constraints. This naturally initiates the design process, resulting in a workable concept to be further developed.
Concept Design is a collaborative process. We work with the client to develop the design ideas, the internal spaces of the building and their spatial feel, particular key features, the external building form and materials, keeping the project feasibility in mind.
This leads in to further development with a full set of plans and elevations for design review by the council and eventual submission for town planning, if required. Some projects do not require a planning permit; proceeding directly to design documentation for a building permit and tender.
Design & Documentation
Phase 1-Site Assessment, Feasibility Studies & Concept Design
Phase 2-Design development & Town planning permit application
Phase 3-Building permit application & Tender/ For Construction documentation
Typical building procurement methods:
1-design and documentation | traditional tender | tender assessment | construction by winning builder
2-design and documentation| construction by preferred builder
3-design and documentation | construction by owner builder
